Policies, Regulations, Terms & Conditions
Because some properties require a minimum stay or have specific turn-dates, your reservation will be held, but your credit card will not be charged until Southern Coast Vacation Properties confirms your reservation either by phone or by confirmation email.
Southern Coast Vacation Properties serves as the agent for the owner of the rental property. Dune Allen Realty properties are family vacation rentals and property owners set maximum limits on the number of people their respective properties may accommodate. The rental property may not be sublet, and your reservation may not be transferred to another party at any time.
Age Requirements:
You must be age 25 or older to make a reservation. There must be one (1) adult age 25 or older per three (3) people under the age of 25 staying in the unit at all times. Southern Coast Vacation Properties reserves the right to make property inspections and request ID for verification purposes. As per Florida State Statute 509.141, reservations made under false pretense are null and void and check-in will not be allowed, or guests must vacate property immediately. Guests who violate this policy are subject to forfeiture of all rental payments.
Taxes:
All rental rates and non-refundable service and damage fees are subject to Florida state and local sales taxes.
Monthly Guests:
Monthly guests are required to pay the balance due of the first month’s rent 30 days prior to arrival. Each additional month must be paid in full 30 days prior to the upcoming month.
Reservation Changes:
A $200 fee will be charged for any change of date made to a reservation after the reservation has been confirmed. A change of date will only be allowed up to 60 days prior to arrival date and the new stay must take place within the same calendar year of the original arrival date. At no time will a change of date result in a lower rate. At no time will a change of date result in a refund of rental payments.
Cancellation Policy: Fifty percent (50.00%) of the total booking charges (less $200.00 taxable cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.
Unavailability of Accommodation:
In rare cases beyond our control, some vacation rentals may become suddenly unavailable due to unforeseen circumstances, i.e., residence sold, removal from our rental program, owner usage, mechanical failures. If so, and in the case of a confirmed reservation with deposit, you will be notified immediately. Be assured that we will make every effort to substitute a comparable or upgraded property if an equivalently priced property is unavailable for your same stay date, or the same property for a later date of your choosing. At no time will the unavailability of a property result in a refund of rental payments.
Severe Weather:
At no time will Southern Coast Vacation Properties issue refunds or partial refunds for Mandatory Evacuations, cancellations or shortened stays due to actual or anticipated hurricanes, tropical storms or other inclement weather.
Check-In:
Early Check-in can be purchased 7 days prior to check-in date.
Check-in begins after 4:00 p.m. EST. and can be as late as 7:00 p.m.. If unit is delayed due to unavoidable circumstances, there will be no discount given due to a later than normal check-in.
Check-Out:
Late Check-Out can be purchased 7 days prior
Check-out time is by 10:00 a.m. EST. Late check-out may be available for an additional fee. All keys must be returned upon check-out.
Construction:
Southern Coast Vacation Properties and its vacation property owners can neither predict nor control house or road construction work in the Cape San Blas area and therefore cannot be held responsible for any inconvenience due to nearby construction. If your vacation home is near an ongoing construction site, and you experience a problem, please let us know and we will ask the contractors to be extra considerate. Unfortunately, Southern Coast Vacation Properties cannot offer refunds or accommodation moves due to construction noise.
Unforeseen Repairs/ Furniture:
Southern Coast Vacation Properties makes every effort to make sure your vacation is completely hassle free by keeping each vacation property and its mechanical equipment in top condition. However, we cannot predict when a mechanical problem might occur. Should you experience a problem, we will make repairs as soon as possible. No refunds or rate adjustment will be provided at any time for mechanical failures (air conditioning, heating, television, internet, kitchen appliances, power outages), pest intrusion, weather conditions, or any condition beyond Dune Allen Realty’s or its vacation property owners’ control.
We will not give refunds or discounts because a property does not meet your expectations. We manage properties that are furnished to the homeowners’ liking, and no properties are alike. Rates, bed sizes, descriptions, inventories, and furnishings are subject to change without given notice. In the event of a breakdown, we will make repairs as soon as possible. The rental agent or the homeowner will be obligated to provide replacements or give refunds for failure or absence of any item.
Pets:
We have several pet-friendly properties. A maximum of two trained pets are permitted in the pet friendly properties. Some pet-friendly properties have maximum weight and breed requirements—please contact Southern Coast Vacation Properties regarding your pet. Upon management’s approval, a $200 non-refundable pet fee will be required for pet stays. Pet owners will be held financially responsible for any damage or additional cleaning that may be necessary due to pets. Guests who violate this policy will be immediately evicted with forfeiture of all payments received.
Southern Coast Vacation Properties is dedicated to providing reasonable accommodation to protect the rights of guests with disabilities to bring a service animal or emotional support animal under the terms of the Fair Housing Amendments Act of 1988, Section 504 of the Rehabilitation Act of 1973, and Title II of the Americans with Disabilities Act. Should a guest require a service animal or emotional support animal (as described under the above Acts), the guest should contact Southern Coast Vacation Properties to request reasonable accommodation for their needs. At no time does a guest need to disclose the details of their disability, nor provide any medical history.

Indemnification:
Renter hereby agrees to indemnify, defend, and hold harmless Southern Coast Vacation Properties, and its members, agents, employees and assigns, and the homeowner, from and against any claims or suits made or filed or judgments entered which arise from or are in any way related to the use of the rental property, breach of the Rental Agreement or Rental Policies or as a result of the negligent or intentional acts of Renter, including, but not limited to, the costs and reasonable attorney’s fees expended in defense of such claim.
Venue, Jurisdiction, and Attorney’s Fees
The exclusive venue for any civil action related to this Agreement or the course of dealings between the parties is the county and circuit Courts sitting in Gulf County, Florida. The parties hereby submit to the personal jurisdiction of all the courts in the previous sentence and agree not to challenge such jurisdiction. In any action, suit, or proceeding to enforce or interpret the terms of the Agreement or to collect any amount due hereunder, the prevailing party shall be entitled to reimbursement for all costs and expenses reasonably incurred in enforcing, defending or interpreting its rights hereunder, including, but not limited to, all attorney’s fees and the costs expended in determining entitlement to an amount of such fees and any costs and attorney’s fees incurred in any appellate process.
Occupancy Rules and Regulations:
